My initial consultation time I do not charge for, but if your property/site is greater than a 25 mile radius of Petersfield, Hampshire I would ask for a contribution towards my travel costs. During the consultation I would show your examples from my portfolio, and offer references from past clients. I would need to view and photograph your property. We can then discuss your proposals. I will take notes to form a brief of your desired proposals. I will sketch out some ideas for a basis of our discussion. I would offer advice on how we can approach the design and maybe offer alternative ideas. I can offer advice on maximising spaces, desired specifications and estimate approximate build costs and what is achievable within your budget. Following our initial consultation should you decide to appoint me, I can then prepare some sketch proposals similar to the above examples. This I would do on an hourly rate as often it result in many client design changes and further meetings with yourselves. Once we have agreed a design, I then meet and discuss the proposals with the planning authorities to get their initial comments, prior to making a full planning application. My hourly rate is substantially cheaper than I pay a non main dealer to service my car! Once you have agreed on a design, and we have positive feedback from the planners. I will need to conduct a dimensional and photographic survey of your property. There is an example of one of our surveys on our ‘Survey’ page. I will then submit to yourselves a fixed fee to produce a full planning application. This will include all the drawings, purchasing licensed OS data for site plans, writing the design statement, preparing a tree survey if necessary, completing all the forms, printing all documentation and drawings and hand delivering the application to the local authority, and any additional incurred expenses. My fee does not include the planning application fee, I would ask for a separate cheque payable to the relevant local authority.
